Will I have to move out after selling?

No – that’s the beauty of a sale-leaseback. You remain in your building as a long-term tenant. We’ll structure a lease that lets you operate as if you still own it, including control over maintenance and even future. Your customers and employees won’t notice a difference – except that your business now has a lot more cash on hand.

How is this different from taking a loan?

With a loan, you incur debt and have to make monthly payments with interest. Plus banks often impose covenants (rules about what you can/can’t do financially. A sale-leaseback is not a loan – it’s your own equity converted to cash. You will pay rent, but there’s no interest and typically no restrictive bank terms. It can actually improve your balance sheet by reducing debt and freeing up capital, without adding financial stress. Essentially, you’re funding your business with your own asset instead of borrowing from a lender.

What kinds of businesses/properties qualify?
